Show land development results from 1976 land activities were greatly influenced by our inability to go forward with harbor bay isle which is located in alameda california this 916 acre project representing utah's largest single investment in real estate recorded a loss which more than offset earnings from the balance of the company's land oper ations significantly however 1976 also marked a period of improved prospects for the successful development of harbor bay isle as a means of settling the lawsuits which restrained the development of the property a superior court judge approved effective july 21 1976 a settlement agree ment entered into by the parties con cerned as a result development is now underway at harbor bay isle and an 11 unit model home cluster complex is scheduled for completion in march 1977 the harbor bay isle master plan includes major off-site as well as on-site improve ments some home construction and the sale of developed building sites to mer chant home builders during 1976 land holdings were re duced by the sale of industrial land in stockton and by the sale of acreage in monterey utah's land interests already modest when compared to the company's overall activities are expected to be re duced even further in 1977 with land sales outpacing acquisitions within a test plot at the development proj ect on harbor bay isle utah and its partners experiment with various tencing and side walk materials landscaping methods and lagoon systems environment through an environmental quality de partment which employs specialists in industrial hygiene biology land planning social sciences water chemistry hydrol ogy and range management utah has implemented a program which is an inte gral part of the company's total domeslic and foreign operations the scope of tho department's activities ranges from the sampling of undisturbed streams and lands in areas of possible development to reclamation of mined areas studies conducted very early in the analysis of potential mining properties de termine the nature and extent of key en vironmental and social issues involved in the development of these projects in formation gathered is important to eco nomic feasibility studies and essential for the identification of the array of permits required to proceed with mining activities as the development of any project pro ceeds environmental studies are broad ened to include all aspects of the physical and human environment this information forms the basis of an environmental anal ysis report such reports are used within the company to assess alternative plans federal agencies in the united states fre quently use this information to develop en vironmental impact statements which are required for permits and other government actions during the last six years environ ¦ mental analysis reports have been com pleted for the navajo craig and shirley basin mines in the united states the hay point port in australia and for a number of potential mine sites utah maintains an active role in legisla tive review and comments on pending ac tions affecting the mining industry this year congress passed the bureau of land management organic act which will have an impact upon development of mining properties especially on environmental standards and procedures utah has an excellent record in meetinn both the legislative and regulatory stan dards imposed upon the company by vari ous government authorities and the com pany's own policy commitment to reduce and where practicable eliminate any ad verse consequences of its activities on the environment the company has not waited for legislation or regulation before taking action the 1,059 acres of land that utah reclaimed during 1976 are a highly visible part of the company's commitment on reseeded areas of the navajo mine lease hay mulch protects grass seeds from wind and extreme temperatures during 1976 environmental engineers reseeded 529 acres of land at navajo |
