Show land development since the early 195o's utah has been involved in land development projects these activities once a relatively large part of utah's operations have in more recent years assumed a lesser role in the overall operations of the company this in part may be attributed to the growth experienced in the mining activi ties and in part to the difficulties and frustrations related to the successful development of real estate projects the principal land development ac tivities most of which are located in california consist of a 55-acre shopping center in aiameda 900 acres of resi dential property at bay farm island in aiameda 1 355 acres of residential and golf course property at pauma valley 941 acres of commercial residential shopping center and golf course prop erty near vandenberg air force base and a 2,000 acre tract of land in douglas county colorado the pauma valley country club properties which have operated at a loss over the years are in the process of being sold to members of the club the members have approved the terms of the sale and it is expected that the country club properties will be disposed of early in 1975 with the expectation that adjacent residential properties will be marketed by utah in an ongoing program the development of the bay farm island properties which represents utah's largest investment in real estate has been frustrated over the years as attempts have been made to satisfy numerous governmental agencies several of which have taken positions in opposition to each other a plan providing for much lower population density than originally planned has been developed and residential con struction on this property could begin late in 1975 if approval is obtained from all pertinent governmental agencies and the economic climate is positive because of the difficulties ex perienced and the uncertainty surround ing the actual value of this property substantial write-downs were made during 1974 to insure that the project can be successfully completed at mini mal future risk to utah 22 environment utah's activities including exploration mine development minerals production and processing and land development all affect the environment our environ mental policy commits utah to reduce or where practicable eliminate possible adverse consequences to the environ ment resulting from the company's operations the department of environmental quality established in 1971 includes industrial hygiene biology land planning revegetation geology mining water and air specialists this interdis ciplinary staff gives utah the capability of evaluating a broad spectrum of environmental issues significant progress has been made toward implementing utah's environ mental policy at both domestic and foreign operations an assessment of the air water land and working en vironment is continuing at all existing mines experimental testing points have been established to monitor dust radiation noise fumes water quality soils vegetation and animals in the domestic operations nearly 732 acres of disturbed lands were re graded to contour this year and nearly 210 acres were seeded with suitable plant species research on revegetation to determine optimum methods and plant species is continuing in this coming year we expect to continue im plementing additional environmental procedures at the mines exploration and land development sites at ihe navajo min an acceptable lev an attractive residential ar^a at vsncienb village is part of a 941-acre property dev by ulan in santa barbara county califor estore mined areas to i of plant productivity |
