Show make it more usable and therefore more valuable. Subsequently we began to acquire land in anticipation of developing it for residential, industrial, and commercial purposes. Our investment in land grew until 1962 when we became concerned about the outlook for real estate and ceased to acquire new property and made sales out of our existing property. Our land development profits hit their peak in 1965 and thereafter the sluggish market in real estate that we had been anticipating materialized with the consequence that our profits declined in 1966 and again in 1967. However, we believe that our income from land will increase this year. Over the years land development activities have added some $40 million to our gross profits. While these profits have fluctuated, they are less volatile than those of construction and the downside risk is considerably less. None of our land development projects has lost money upon completion, even though in some cases in earlier years we have recorded losses when development and interest charges were high and sales were low. Our confidence in the future of our real estate activities is evidenced by the fact that we began reacquiring land for inventory in 1966. We are currently handicapped in our profit performance by virtue of the fact our newer acquisitions are not yet developed to the point where we have land available for sale while we have largely sold out property from some of our more mature holdings.
