Show 14 - has long been in use by the chain stores but has gained increasing popularity with other types of companies. While the total rent paid under the lease will usually exceed the dollar cost of borrowing, the lease has certain advantages that may offset this added cost. Under the peculiar rules of accounting it is not shown as a liability and therefore improves the appearance of the company's financial statement. If you already owned a fixed asset which you sell to the lessor and take back a lease, you have increased your working capital without recording a long-term liability. Because you can often realize more money from the lease than you can by borrowing against the asset, you have this additional money for use for some years and your ability to employ this money profitably may more than offset any added costs inherent in using the lease over the loan. A second form of security I would like to call to your attention is the purchase money obligation which technically applies to real property but the same effect can be achieved by contract for personal property. Under the purchase money obligation the borrower can at any time satisfy the obligation by surrendering the collateral and forfeiting whatever periodic payments have already been made. The borrower is not liable for any deficiencies and thereby limits his loss to the payments made when he forfeits the collateral. Rather than dwell longer on the forms of financing, I would like to emphasize the substance, for the substance is more important than the form. In any financing and in any business proposal, there are elements of risk and those who assume the risks expect to be rewarded commensurately. |
