Show PLANNING COMMISSION June 12, 1990 Page Two 1. The invocation was given by Howard Coleman Chairman Thompson indicated that due to the lack of a quorum the members would not be able to make any motions but only give their recommendations on how they would vote. 2. Minutes The members indicated that they would approve the minutes as written if they were able to vote and a quorum was present. 3. Public Presentations - Non Agenda Items There were no public presentations to be made. 4a. Cobble Creek Subdivision - Revision Preliminary Plan Staff made the following comments: The original subdivision proposal was for 127 lots. The land not a part of Phase 1 has been divided by former owners. The current proposal by Bill Raitt is to create 6 lots which front on an existing street. The lots will be 5 Ac. or greater in size. The water is to be provided by Cold Canyon Water Co. - a private company now subject to public water supply state regulations. Staff recommends revised preliminary approval subject to the following: 1. a. Need water company approval b. Need State approval 2. Health Department needs to approve soils and percolation 3. County Engineer to review and approve final plat 4. Fire Department to review and approve fire hydrant locations needed if any Staff indicated the Liberty Planning Committee has been notified and they are not in opposition to the revision. Commissioner Widdison arrived at 4:50 p.m. Bill Raitt, broker for Liberty Park Realty and part owner, indicated the major problem the L.D.S. Church had was that the limitation of water to subdivide and therefore has sold the property. The new owners have tried to follow as much as possible the original subdivision lines. He indicated that primary and secondary water has been paid for and that most of the area has had percolation tests. MOTION: Commissioner Fuller moved for revised preliminary approval of Cobble Creek Subdivision subject to the staff's comments and conditions as listed above. The motion was seconded by Commissioner Coleman and voting was unanimous, with Commissioners Coleman, Fuller, Widdison and Thompson voting aye. 418 |
