Show COMMERCIAL DEVELOPMENT Goal 1. Integrate commercial development within the community by being sensitive to the impacts these uses have on other uses and devising ways to protect the other uses from the impacts. Policies 1. Require that new commercial uses provide adequate buffer yards and protective barriers between their development and residential areas. 2. Develop standards for buffer yards and other protective devices such as earth berms to be part of the overall development plans for the commercial uses. 3. Use higher density housing or parks to buffer the low density housing form the visual and physical impacts of commercial uses. 4. Design traffic networks for commercial and industrial uses which minimize traffic on local residential streets. Goal 2. Commercial development should be placed in areas adjacent to arterial streets and concentrated in larger districts and not be allowed to string out along these arterial streets. Efforts should be made to emphasize depth development. 1. Commercial development along the north side of 1200 S. between I-15 and 1200 W. should only develop the frontage area, up to 250 ft. deep. 2. West of I-15 to 1900 W. on the north side of 1200 S. street, the property should emphasize depth development with only certain access points to 1200 S. and 1900 W. streets. 3. The area between I-15 and 1900 W. on the north side of 1200 S. should provide buffer areas between the commercial uses and the existing residential uses. -5- 455 |
