Show PLANNING COMMISSION July 31, 1990 Page Four Commissioner Thompsen asked if the community have given their blessings to this proposal. Mr. Blair indicated the he feels there are a number of large owners that feel good about the proposal. There are smaller owners who are of the opinion that Slaterville will remain A-1 for many years in the future. Some of the things they are trying to do is keep a first class development with a first class appearance. Staff indicated a phone call was received from Mr. Grant Stanger who voiced support for the proposed plan. Orvil Holley, Slaterville Planning Committee, Chairman indicated that Grant Stanger is a member of the Marriott Community. Mr. Holley indicated a meeting was held with the Slaterville residents at the Slaterville Park. There were 136 adults and 12 others who called on the phone giving their support and concerns. In a community the size of Slaterville no one sees eye to eye, but a vote was taken at the park and it was 100% unanimous to approve the Slaterville proposal which addressed the following concerns: 1. From 2800 W. to the boundaries west of Slaterville the residents feel it should remain Agricultural A-1 and A-2. 2. From 2550 W. west the residents feel it should remain Agricultural A-1. 3. They are not arguing about the commercial spot on 3600. 4. From 2500 W. west should remain Agricultural. 5. From 2550 W. east to 1200 W. would be RE-20 if the people hook onto the sewer or pass a perk test. 6. They feel the area along 1900 W. that is marked commercial is a good commercial property and would recommend that it remain so 7. Any new areas marked industrial or manufacturing they feel is not acceptable with the exception of the Blair property. The residents feel the Blair property could be marked industrial with the stipulation that there will be strict protective covenants on the industrial park. The industrial park will be patterned after East Bay Development in Provo. They feel the access to the property should be on the east side of the freeway. They would like that area to be both incoming and outgoing traffic. (Staff indicated this would be reviewed at the time of site plan approval). 8. One of the staff's reasoning for high density along 1200 W. is that the area is not good for single dwellings for traffic. They agree there is increased of traffic but there are kids walking to school and increased traffic would be a safety hazard. They recommend that this remain RE-20 and that there be no industrial or commercial. 9. On the corner of 1200 W. and 400 S. the community feel at this time that they prefer to not have it designated commercial at this time. 430 |
