Show PLANNING COMMISSION July 31, 1990 Page Six He has talked with various developers on how property develops on the west side of town and they replied that some of the fastest selling property is what they call "horse property". This area is a popular place to live. The residents in the meeting are out there by choice. They would like to keep it as rural as possible. Even though growth will take place they would like to have it controlled. Commissioner Hancock questioned Mr. Slater by asking if they felt that using 1200 W. between D.D.O. and residential is a better situation than using the canal between commercial and residential. Carl Slater indicated that there is no possibility of developing D.D.O. and they did not even consider it. Commissioner Thompsen asked what they would consider the price range of the homes that are currently built in the area. Carl Slater indicated that some of the newer homes are worth about $200,000 and some are less. There are some nice homes in the area. Commissioner Coleman questioned Mr. Slater by asking what they feel is low residential zoning and he indicated that they would agree with Slaterville in saying that two homes per acre (RE-20). Gerald Hoff, a property owner in Marriott, asked the staff what they expect would be the expected growth of the area in the next 20 years. He would like his children to be employed where they live. Randy Phipps, a Marriott property owner in the manufacturing area not listed on the staff's map. He bought the property 18 years ago because of the statement "just because it is designated doesn't mean that it will never happen". He now has manufacturing businesses surrounding his property. Barbara Brown, a member of the Marriott Planning Committee, stated that Staff indicated to them at their community meeting that there is nothing they can do but come to the meeting and voice their opinions and it has made some of their community members feel that they do not have any say in what will happen to their property in the future. She does not feel the area designated for a park on 12th Street and the Weber River is a right decision because at the present time it is a dump and not feasible for the people to go there. Paula Oakey moved to the Slaterville community two years ago. They moved from a subdivision that had four homes per acre because they wanted a more rural atmosphere. She has lived in high density housing and she wanted lower density housing which is why she moved to Slaterville. She is in disagreement of having high density housing on 1200 W. The road is extremely busy already. Sherry Wadman, a property owner on 700 S., indicated that she feels the same way that they moved to the area because they liked the rural area and like the space. There are enough areas on the outskirts of Ogden City where there are vacant lots that industrial areas could be located. Commissioner Thompsen asked how much her new home would be worth. Mrs. Wadman indicated that it will be worth about $150,000. |
