Show PLANNING COMMISSION June 12, 1990 Page Seven Carol Petersen indicated that she is quite surprised at the opposition. They are only asking to go from one commercial zoning to another. They are only proposing to lease a real estate office to Mr. Fred Copyak and possibly in the future have a greenhouse for her daughter. She stated that it has not been easy surviving as a commercial business in the Ogden Valley and they feel they need the rezoning just to compete. Paul Judd, a resident and realtor in Liberty, indicated that based on Mr. Copyak's past building practices, he is opposed to this rezoning. He does not feel it is fair rezone additional land commercial for his competitor when he has to look only in certain areas and pay a high price to obtain commercial zoned land. Staff indicated that this is not a request for new commercial zoning in the valley only to change from one commercial designation to another to expand uses. Ray Walker, a resident west of the Peterson's property, indicated that he is opposed to this rezoning. He indicated that the real estate office was already moved in a month ago. There has been problems created with the Peterson's commercial ventures in the past such as with bar brawls and and women being assaulted and they have never tried to control the problems they have already created. He stated that he would like to have this item tabled so that he can get together with the other surrounding property owners in the area and with the South Fork Planning Committee which he never new existed. Deyonne Walker indicated that it is not true when the Peterson's say they pioneered the area. The Walker's purchased their property when it was residential property. The Peterson's sought to get the property zoned commercial and now her property is now designated on the masterplan as commercial and she is not happy. She believes every zoning request that comes to the County is rubber stamped without any consideration to opposition. Commissioner Fuller indicated that the Petersons have made an effort to become a successful business entity and that it is the general practice to locate commercial zoning on property that fronts main arterial highways. He feels that Mr. Walker has a valid request to ask that this item be tabled for two weeks. MOTION: Commissioner Coleman moved to table Z.P. 5-90 by Chris and Carol Peterson to rezone from CR-1 to C-2 until the next meeting on June 26, 1990. The motion was seconded by Commissioner Widdison and voting was unanimous, with Commissioners Coleman, Fuller, Widdison and Thompson voting aye. 8. Z.P. 6-90 by Elwood H. Clark to rezone 3000 N. 2900 E. from FR-1 to F-1 for a Baptist Church Camp The Baptist Church is proposing the location of their "Pioneer Bible Camp" at this location to be utilized by the young people during the summer months. 423 |
