Show WEBER COUNTY PLANNING COMMISSION August 28, 1990 Page Two 2. Minutes The minutes of the August 14, 1990 meeting were approved upon a motion by Commissioner Coleman, seconded by Commissioner Hancock and voting was unanimous. 3. Public Presentations. There were no public presentations to be made. 4. Slaterville/Marriott Masterplan Update (review compromise map & wake decision on Christensen Commercial or Industrial Designation. 57 Acres. Staff indicated that the following changes were made to the previous proposed masterplan as a compromise between staff and the planning committee chairmen: 1. The property East of Willard Canal, west of 1200 W. from approximately 700 S. to the Farr West town boundary it was changed from a multi-family to single family residential designation. 2. North of 400 N. was light industrial and medium density residential and it was agreed to change back to single family residential. 3. To the south of 200 S. it was changed from medium density to single family density. 4. The property south of 1200 S. reflects the current plan and the existing zoning except for some isolated property which is zoned M-1. 4. The area from 1900 W. and 1200 S. area showing light industry and medium density residential has been changed back to single family. 5. On 1900 W. south of 250 N. between 1900 W. and the interstate was shown as light industrial. This has been changed back to commercial. 6. As proposed in the single family density designated areas staff had previously shown up to 5 dwelling units per acre. It has now been changed to up to 3 dwelling units per acre. The area in which the staff and the Marriott Committee disagree is the area from 1200 S. between the freeway and 1900 W. in which the Marriott Community has recommended it be designated as being all commercial. Staff has shown some area adjacent to the freeway and adjacent to 1200 U. as being designated commercial and recommended that the remainder be designated as light industrial. Staff's belief is that there is 57 acres of more of developable ground in that site and as light commercial staff does not feel it will attract all of the commercial type uses and feel the land on the interior of this site would be better suited for light industrial use. Orvil Holley, Slaterville Planning Committee Chairman thanked the staff and the Planning Commission for the work which has been done on the plan and indicated they are pleased with the results. Carl Slater, Marriott Planning Committee Chairman, indicated that half of their community is already designated as being M-1 and they are opposed to any additional area in Marriott being designated as M-1. The area from 1200 S. between the freeway and 1900 W. is a traffic hazard now and they do not believe the argument of this site being accessible to the highway is applicable. Commissioner Thompsen asked Mr. Slater if he was speaking for the community when he says it is a consensus of opinion that the area stay commercial rather than manufacturing. He also asked how much of the area designated as M-1 south of 12th Street is currently being utilized. Carl Slater indicated that it was a compromise to have it designated as commercial because the community would like to see it reverted back to residential. He also indicated that approximately 20-25% of the area south of 12th street is being utilized at this time. Barbara Brown, member of the Marriott Planning Committee, indicated that the people who live in the area who have expressed their opinions to her want to stay in the rural type atmosphere and are concerned for the future of the area. They do not want to be able to build their homes and raise their families in a rural type atmosphere. 440 |
