Show WEBER COUNTY PLANNING COMMISSION August 28, 1990 Page Seven Commissioner Widdison was concerned about Mr. Fowers not having enough frontage for another lot in the future. Staff indicated that another problem shouldn't be created because a problem may exist on an old parcel on the north side. MOTION: Commissioner Hancock moved that Preliminary Approval be given to Herbert Fowers Subdivision at 6700 W. 4600 S. contingent on the staff recommendations for leaving enough right of way for the road. The motion was seconded by Commissioner Gibson and motion passed by a 5-1 vote with Commissioners Coleman, Gibson, Hancock, Widdison and Thompson voting aye and Commissioner Thompsen voting no. 12. Bonneville Terrace Subdivision #3. 5700 S. 2550 E., Revision Final Plat. Staff indicated that Final Approval was given to Bonneville Terrace Subdivision #3 for approximately 11 lots. This property has since been sold and the new owner has come in with revised final approval. The new proposal is for 2 Lots, Zoned RE-20 and are 2.5 Acres each. The new subdividers are Linda Ward and Kathy Peterson. Staff recommends revised Final Approval subject to the following staff comments. 1. Water & Sewer to be provided by Uintah Highlands Water & Sewer District. 2. County Engineer's Letter of August 16, 1990 1. Survey Corrections 2. Street Monuments 3. Improvement Plans to be Submitted 4. Curb, Gutter & Sidewalk required or deferral needed 5. 10' Utility Easements needed on front lot line 3. Remaining property to North to be disposed of by sale to the abutting property owners or other means. 4. County Attorney Block to be revised to current wording 5. U.S.A. #1 document to be signed & returned to Planning Commission 6. Planning Committee approves subdivision 8. Irrigation Water to be provided? The County Fire Department has expressed concern about getting fire protection to the lots if the remaining property to the north is not disposed of by sale and someone trys to build there in the future. Mark Babbitt, from Great Basin Engineering representing Erik Ward and Jerry Peterson, indicated that the new proposal will minimize the increased traffic concern and longer cul-de-sac which was a concern with the previous proposal. The Ward property is not landlocked because there is access to the back even though the terrain makes it difficult because there is about 500 ft. of frontage on Bonneville Terrace Drive and it goes down to Karen Drive. The developers are trying to build upon large enough parcels in order to give them privacy and protection. He indicated the improvement plans have been submitted to the County Engineer for review. He is not sure what is available in the way of irrigation in the area. Discussion followed concerning the remaining property to the north and whether a right of way could be utilized in the future. MOTION: Commissioner Coleman moved to give Revised Final Approval to Bonneville Terrace #3 Subdivision subject to the Staff comments as listed above which includes that the property to the North either be sold to adjoining property owners to consolidate their parcels or that it must be developed with the required frontage on the street and that the Planning Commission will not consider right of ways back from the street through the remaining frontages for new lots for further development. The motion is also subject to the County Engineer's comments. The motion was seconded by Commissioner Thompsen and voting was unanimous, with Commissioners Coleman, Gibson, Hancock, Thompsen, Widdison and Thompson voting aye. 13. Sunridge Highlands #9 Final Approval. Mountains in Middle Fork Area. Staff indicated that the subdividers are Boyd Peterson and Bob Simonson, is for 12 Lots with an average lot size of 2.1 to 3.6 Acres in the Middle Fork Mountain Area.
