Show PLANNING COMMISSION June 12, 1990 Page Eight Staff stated that a semi-public organization camp is not allowed in the FR-1 Zone but is a conditional use in the F-1 Zone. There is an L.D.S. summer camp adjacent to the property proposed for the F-1 zoning. The staff does not see a problem with the proposed rezoning. Staff also indicated that the Liberty Planning Committee indicated their approval and statement that they would rather see this type of use developed rather than a number of homes. MOTION: Commissioner Fuller moved to recommend approval of Z.P. 6-90 by Elwood H. Clark to rezone 3000 N. 2900 E. from FR-1 to F-1 for a Baptist Church Camp. The motion was seconded by Commissioner Widdison and voting was unanimous, with Commissioners Coleman, Fuller, Widdison and Thompson voting aye. 9. Z.P. 7-90 by Clifford G. Sorensen to rezone 3272 E. 4100 N. from A-1 to C-2 for a dental office Staff stated that Mr. Sorensen would like to bring his practice to the Valley for possibly 2-3 days a week. The area requested for C-2 zoning is within the area designated on the Ogden Valley Master Plan as a commercial growth area. There is an existing C-2 zone directly across the street from the site being considered with a real estate office and model home located on the property. The staff does not see a problem with the proposed rezoning of the site to C-2 for the dental office. Staff indicated that Mr. Van Alfen of the Liberty Planning Committee stated that they do not have any problems with what Mr. Sorensen is proposing. Clifford Sorensen stated that he has been a property owner in the valley for 10 years and has lived on his property for 4 years. He indicated that his office will be small, approximately 500 sq. ft., and he would be providing an opportunity to the area residents for local dental care. MOTION: Commissioner Fuller moved to recommend to the County Commission approval of Z.P. 7-90 by Clifford G. Sorensen to rezone 3272 E. 4100 N. from A-1 to C-2 for a dental office based on the fact that the area is designated as commercial on the Ogden Valley Master Plan. The motion was seconded by Commissioner Coleman and voting was unanimous, with Commissioner Coleman, Fuller, Widdison and Thompson voting aye. 10. CUV 9-90 by Stephanie Stokes for a dog kennel at 5333 S. 7100 W Staff indicated that the Zoning Ordinance limits the number of dogs at 10 per acre of not more than 10 weeks old. The Ordinance also requires that any enclosure for dogs shall be located not less than 50 ft. from any side or rear property line and not less than 100 ft. from any public street. 424 |
