Show PROPOSALS FOR FUTURE PLANNING FOR THE MARRIOTT AREA. 1: Economically speaking we feel that commercial interests will want to expand into our area as well as medium density housing. There should be no M-1 zoning planned for at this time. 2: East of the freeway on 1200 South, the commercial zone should not extend further north than 250 feet. 3: The property commonly referred to as the "Mall" property should be zoned no greater than C-3 with a buffer zone of low density housing between it and 1900 West on the West and 700 South on the North. 4: The area between I-15 and the Willard Canal could be zoned medium density. 5: The area between the Willard Canal on the west, Mill Creek on the North, 1200 West on the East, to the line 250 feet north of 1200 South on the South could be zoned in the future for high density housing. At least this could be done along the west side of 1200 West from 1200 South to 700 South. 6: The people of Marriott have either been born here and like the rural atmosphere or have bought here for the same reasons. They like the larger lot sizes for the rural atmosphere. Also the close proximity to the Central City. 7: Because of this close proximity to a major arterial highway into Ogden City, we realize that 1200 South has a greater potential for commercial development and is not really suitable for residential living. Every attempt should be made to maintain the balance of the community with its inherent rural atmosphere. 8: Agriculture as a business will not be a major, important activity in our community in the future* 9: Any future increase in density of housing would be dependent on the availability of the central sewer system. The changes could be considered at that time when someone has a definite proposal. 10: We feel that the use of an accessory apartment should be allowed in a single family home for the elderly or other family member who needs the same family support. This would be i the apartment were part of the same structure. 11: We feel that the requirement to have standard subdivision streets to be sixty feet wide is too wide. 12: We do not feel that sidewalks should be a requirement at the present time nor in the foreseeable future. 13: Higher density residential developments such as conominiums could be aloowed in commercial areas. But only on a permanent living basis with no rental units allowed. 14: We feel there should be at least 250 feet from a commercial building and any residences. Preferably with a well landscaped earthen berm between them. 15: There are a few areas in the community where light, clean industry could come in on a well planned basis. 457 |
