Show PLANNING COMMISSION July 31, 1990 Page Five Commissioner Thompsen asked if the Slaterville submitted their recommendations to the staff previously. Orvil Holley indicated yes and stated that these are the areas where the staff and the residents disagree. Commissioner Hancock asked Mr. Holley what percentage of the community members did the 150 citizens represent. He replied that it represented over 50% of the adults. He also asked of the 148 how many of them actually own the properties that are in disagreement with the staff's proposal. Mr. Holley answered that he believes 100% of the potentially affected property owners in attendance at their meeting. Mr. Holley indicated that they believe the golf course is a good buffer between the residential and industrial areas. Carl Slater, Marriott Planning Committee, stated that they generally disagree on the staff's proposal. They have made recommendations previously to the staff and feel that they have not been followed. They made the following points. 1. On the west side of 1900 W., the Mall property, they disagree that this be designated as commercial. The sewer is uphill from the property and if any development took place they would have to pump the sewer uphill and they feel this is impractical. 2. On the corner of 1900 W. and 700 S. they have designated it as medium housing. They ar concerned about having high density housing as a buffer between the low and medium housing. They feel this is not a practical solution. They would like to have some say on how the Planning Commission and Committee determines how they live. 3. The community does not agree 100% with the property along 1200 W. They do not approve of high density along 1200 W. They prefer to have it low or medium housing. 4. On the west side of the tracks is also Marriott and is not shown on the staff's map. Marriott feel they have enough M-l zoning. 5. They feel the old Marriott Mall site should not be zoned M-l since a big portion of Marriott is already zoned M-l and has not been totally developed. 6. They would request appropriate buffers are in place between commercial and residential. In their opinion a proper buffer is not high density residential. They believes buffers are natural boundaries, fences, trees, berms, etc. 7. They disagree that the Marriott property to 1200 S. should all be zoned commercial or industrial. They would like to have a residential area also there. They suggested previously that the commercial go 500 feet from the highway and not all the way to 700 S. 431 |
